Judge approves Mid-Continent Tower sale in Tulsa


Tulsa County Associate District Court Judge Dana L. Kuehn approved the $24.1 million brokered sale of downtown's iconic Mid- Continent Tower on Monday, opening the door for attorneys to finally put its 17-year foreclosure to rest.


"That is a great question," he said in an e-mail. "I have been precluded from discussing those issues until the court had approved of a buyer, which they have now done. I am proud of our accomplishments here over the past 18 years and hope to continue my involvement in some capacity, now that the building will be exiting foreclosure. I am excited about the future of Mid-Continent Tower under the ownership of Mr. Bumgarner."Once completed, Mid-Continent will give Bumgarner control of three of the four corners at Fourth Street and Boston Avenue. Besides the 331,240-square-foot Mid-Continent, he owns the block- long 320 S. Boston Building and the 165,202-square-foot Kennedy Building.Both Martin and Argue testified Monday about the many procedures used to inform potential buyers about the site. Both told the court the Bumgarner bid represented the best and highest offer.Bumgarner also owns two of Midtown Tulsa's Class-A office complexes, the 10-story Utica Place as well as Utica Plaza. He developed both properties.Unfortunately for Reading and Bates, the nation's energy sector changed dramatically during that construction process. The 1970s' abundance of expensive deep-drilling projects dried up after the collapse of Penn Square Bank and global oil markets. Burdened by a tightened market that lasted into the 1990s, the cost of that headquarters construction project played a major role in the oil- field contractor's reorganization and the building's 1994 foreclosure.With the case on the verge of completion, Argue's tenure as receiver, and perhaps as the building's manager, will soon come to an end. Although he has interests in other properties, Argue said he didn't know what he would do next.The deal departed from the sheriff sale format traditionally used with foreclosed properties, applying instead a commercial market listing and bid procedure overseen by CB Richard Ellis of Oklahoma's Tulsa office market broker Mary Martin.Through that two-month process - completed July 19, its results filed in the Tulsa County Courthouse Aug. 1 - the Tulsa firm 2011 Mid-Con Acquisition LLC, led by John Bumgarner, placed the high bid for the 36-story structure, its 400-slot parking garage across the street, its art collection and other associated assets.Although singular in its name, Mid-Continent Tower actually refers to two art-deco buildings. Pioneering Tulsa oil entrepreneur Joshua Cosden started the process in 1918 by building the city's first skyscraper, the 16-story Cosden Building.Six decades later Reading and Bates bought that property and the neighboring lot to raise an opulent landmark headquarters. After renovating Cosden's original tower, the drilling company hired Flintco to build a 36-story addition cantilevering over the original structure. Finished in 1984, the buildings present the look and feel of one structure capped by a distinctive copper hood.Having paid 5 percent down with his bid, Bumgarner now has 30 days to complete the transaction. Representatives for trustee Bank of America will then distribute the proceeds to close the foreclosure case.The acquisition strengthens the other two by adding a covered parking component through the Mid-Continent Auto Park. Pedestrian tunnels link all four sites.

Types of garage doors


There are a number of styles and designs available in the market for the garage doors. The basic purpose of these doors is to protect as well as to add beauty to the garage. When ever we park our car in the garage we desire that it remains protected from the thieves or any other damage so these doors fulfill our basic purpose. These doors are mainly of four major types, rest our subtypes named differently due to the different types of material used, variety in the sizes, structures and the properties. In past the most commonly used material for these doors was wood but its disadvantage was that it neither rools nor provides good insulation. Now a day we use the doors made from steel which provides better insulation to the garage area and by rolling occupies less space. The major four types are up- and over doors, side-hung, roller and the sectional. Now let us discuss each one briefly.


Roller garage doors are the doors that are made up of narrow strips of aluminum. When ever the car is parked in the garage and we need a door to protect it the doors fulfills the purpose but when the door is not in use it rools up into the upper panel. These thin strips help it in rolling. Such type of doors is of great advantage to the people who live in houses with short driveways or have space problems. These doors just move in two directions that are downward and upward. Therefore they do not occupy space on either side of the door. In certain places where there are security purposes and less frequently at homes the automatic roller garage doors are used. The owner has the remote, when he needs to park a car the tumb prints appear on the remote and the signals from the remote force the door to automatically get open and close later when car is parked.

The other type is the up and over garage doors. They are very stylish in their structure as they swing outwards then up and parallel to the garage ceiling. These types of doors can only be used in big stores or companies where there is large parking area as these doors require a lot of space both at ground level as well as on the ceiling area. These doors are made up by combining small sections as it would be quite difficult to make this much large one continuous door. The next type is the sectional garage doors which open by pulling them upwards. There this feature makes them different and beautiful. Swing garage doors are the doors that are traditionally used as garage doors in homes and are hinged to the door opening of the garage. They require space to open and cannot be used at the places where there are short driveways. All these doors have their own uniqueness, structure, features and beauty. The most important factor is that the owner must take care of its door and keep it protected and safe.

1st United Door Technologies LLC, a Tempe, Ariz.-based garage door manufacturer, will enter the Utah market this week with the opening of an approximately 10,500 square foot distribution center at 1160 S. Pioneer Road, Salt Lake City.

During a severe thunderstorm with heavy rainfall


During a severe thunderstorm with heavy rainfall, Patrolmen Robert Turner and Adam Cerminaro and Sergeant Daniel Calicari of the Shrewsbury, New Jersey, Police Department responded to a structure fire with two people trapped inside. Patrolman Turner responded first and found a male victim calling for help from a second-story window. The man advised that there was a ladder in the garage, which the three officers used to bring him to safety. He also stated that his son remained inside somewhere on the second floor, possibly at the rear of the house, which was fully engulfed in flames. Patrolman Cerminaro tried to enter the back of the residence, but could not because of the heat and smoke. He then went to the front and kicked in the door. Patrolman Cerminaro and Sergeant Calicari searched feverishly around the first floor, but the fire forced them out. Subsequently, fire personnel arrived and found and rescued the son


While off duty, Officer Jeff Daniels of the Ector County, Texas, Independent School District Police Department went to a local restaurant for dinner with his family. Upon entering, he noticed that one of the patrons was choking and that the other diners were unable to help. Immediately, Officer Daniels performed the Heimlich maneuver and dislodged the food stuck in the victim's throat. However, the patron had lost consciousness and had no pulse or respiration. Officer Daniels, with the assistance of an emergency medical technician also dining at the restaurant, performed CPR. The victim began breathing independently prior to the arrival of the ambulance.The fire started in the garage of the home at 5270 W. Crockett Drive (5115 South) about 11:45 p.m., and quickly spread throughout the entire home.

In certain instances, their actions warrant special attention from their respective departments. Evacuation after arson raid on shed


ARSON -Shelley, July 11. Occupants of a house were evacuated after an arsonist got into back garden and dropped a lighted item through a broken shed window. The shed caught fire causing extensive damage to nearby decking area and garden furniture. The heat also caused damage to external wood, guttering and windows. BURGLARY - Almondbury, July 13. Twelve people were displaced from two homes after a house fire broke out on Frost Drive in southeast Colorado Springs early today.

Bob is extremely nice, respectful and cooperative during treatment and transport, which lasts a little less than an hour. After transferring care at the hospital, you make sure Bob is comfortable before leaving his room and wishing him a quick recovery.- Cut tree limbs 7 feet above ground level and trim bushes so they are no higher than 36 inches near buildings and sidewalks.You can also gather information via the Internet that would otherwise be unavailable to you. Visitor guidelines are available online for many county and state correctional facilities, and the list of prohibited items provided for potential visitors can be used as a guide for responding EMS personnel as well. In some states, copies of all public and government records, induding standard operating procedures, policies and any proposed amendments to such, are mandated by law to be available to the public. This is accomplished by either providing access to view documents of public record directly online or by filing a written request for the records. Additionally, even if such a law or practice is not in place inyour state, agencies can still provide copies of their SOPs for your familiarization at their discretion. Finally, you hear the loud, unmistakable sound of the lock on the heavy metal door in front of you being disengaged and as it slowly slides open, you are confronted with the familiar smell of disinfectantState- and county-level juvenile correctional facilities pose their own set of legal issues, as they relate to custodial and parental rights, guardianship and whether the officers have a right to consent to treatment and procedures for the patient. Incarceration can take place in an institution designated to deal with psychological problems or in one for sexual offenders.Larger cities have the potential to house branch offices of FBI, DEA and other federal law enforcement agencies, which each have cells to house their own prisoners. Though your contact with these agencies may be limited, if there is any chance that you may be required to respond there, become familiar with that facility or facilities and the unique challenges they pose.There are also minimum-security county correctional facilities to absorb overflow of nonviolent criminals and incarcerated individuals.The police department offered the following tips to keep your home safe:

State Prison," a vehicle awaits to escort you to your point of entry into the facility.Most, if not all, corrections and other law enforcement agencies would look positively upon you oryour EMS agency's desire to learn more about their systems and procedures so you can provide appropriate and seamless care. You, or someone within your agency who is authorized and an appropriate representative to do so, should contact any agency or facility that might fall within your response area and communicate with them your desire to be familiarized with their agency and facility.
